    Summary: Responsible for maintaining the overall cleanliness and physical appearance of buildings, structures, grounds, common areas and rental units of all resort properties.

    Essential Duties and Responsibilities include the following:

    Day to day care and upkeep of common areas for all resort properties to include snow and ice removal, basic landscaping, sweeping of both interior and exterior floors and walkways and trash pickups.

    Maintains high quality standards for all buildings and grounds, ensuring that common areas, buildings and grounds meet first class standards at all times.

    Transports trash, waste and recycling to proper disposal areas.

    Delivers and picks up guest requested items such as fans, air mattresses or sheets and towels as necessary.

    Performs minor repairs in rental units including replacing light bulbs, CO monitors, smoke detectors and/or remote batteries.

    Performs basic maintenance repairs in rental units and on HOA properties to include basic electrical, plumbing, audio visual, pool and spa, painting and drywall work.

    Performs more skilled maintenance repairs in rental units and on HOA properties to include more advanced electrical, plumbing, audio visual, pool and spa, painting and drywall work.

    Achieves and maintains CPO certification through in class training and testing if necessary.

    Occasional use of power tools upon passing basic power tool safety training.

    Assisting other departments as requested, including moving furniture, unloading and storing supplies or transporting small equipment or tools between departments.

    Ensures all work orders assigned are satisfactorily completed while maintaining accurate timesheets and production records for pay and billing information.

    Establishes or adjusts work procedures to meet production schedules, while never sacrificing safety.

    Communicates with supervisors and front desk staff of potential problems that might arise or affects guest or owner satisfaction or safety.

    Adheres to company policies and follows all safety regulations.

    Other duties may be assigned as necessary.

    Summary: Directs, supervises and monitors progress of Common Area Attendants engaged in the cleaning of condominium / commercial building common areas. The Common Area Supervisor strives to ensure the walkways, public areas, stairwells and elevators meet first class standards at all times. Ensures that daily task lists provided for each property are being utilized accurately and to ensure all of the required cleaning is being performed. Enters work orders and revenue billing information into the software system for billing and reporting. This position will actively clean alongside crew, and may solely perform all common area cleaning tasks during the shoulder seasons.
    Essential Duties and Responsibilities include the following. Other duties may be assigned.
    Works with and reports to the Director of Housekeeping, with close collaboration with individual housekeeping property managers as responsibilities overlap for specific property assignments.
    Participates actively in planning, assigning, and directing work; assisting with workloads (actual common area cleaning), appraising performance; addressing complaints and resolving problems. Assures adherence to management company policies and established operating and safety procedures.
    Participates in creating and continuously monitors the time-study data to provide accurate actual time/hours required for cleaning tasks by property.
    Communicates with housekeeping property managers and front desk staff of potential problems that might arise or affects guest or owner satisfaction or safety.
    Enters work orders and actual time study data into the software program, V12. Works with the accounting department to achieve accurate revenue billing for work performed.
    Adheres to company policies and follows all safety regulations.
    Re-schedules or re-adjusts team workload between team members, as necessary.
    Assists with the training and development of the Common Area Attendants.
    Monitors the inventory of cleaning chemicals, supplies and other tools required for the completion of the cleaning tasks. Ensures proper working order of cleaning equipment (vacuum maintenance, clean mop heads etc.)
    Ensures each Common Area Attendant’s daily schedule will be met, and assists with actual cleaning to meet needs of accomplishing thorough cleaning at each property.
    Reports work orders for all common areas. Creates work order in V12 and calls in urgent requests to the Maintenance Supervisors.
    Maintains a secure key control system to ensure the safety of the buildings, the occupants, and our guest or owners property.
    Establishes or adjusts work procedures to meet production schedules, while never sacrificing safety.
    Maintains accurate timesheets and production records for pay and billing information.
    Performs on a regular basis common area cleaning and supervision of common area cleaning. This includes: vacuuming, sweeping, mopping, cleaning bathrooms, hauling trash, washing windows, polishing chrome / signs / elevators.
    Ensures team responds to guest and/or owner requests professionally.
    Greets guests and owners when met on-property.
    Must maintain a satisfactory driving record and valid driver license in order to comply with our insurance requirements of non-livery drivers.
    Drives to and from properties in a safe and lawful manner. Always being mindful of safety and adherence to the rules of the road.

    Summary: Coordinates front office activities of hospitality or property management division and resolves problems arising from guests' complaints, reservation and room assignment activities, and unusual requests and inquiries by performing the following duties personally or through subordinate supervisors.

     

    Essential Duties and Responsibilities include the following. Other duties may be assigned.

    Understand V12 reservation system to perform as back up on an as needed basis.

    Confers and cooperates with other department heads to ensure coordination of guest and owner services: housekeeping, maintenance, shuttle and personally fulfills required task(s) if the need arises.

     Trains, actively participates in planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. Assures adherence to management company policies and established operating and safety procedures.

    Develops and implements training procedures to assure development and retention of a quality work force, and to ensure health and safety protocols are followed by all staff. This includes initial training and orientation for new staff, as well as ongoing training for experienced staff.

    Creates an orderly system to ensure each Guest service agents can efficiently and effectively perform the following tasks, and frequently is required to perform these tasks personally:

    Answers inquiries pertaining to lodging policies and services.

    Advises guests of available activities such as skiing, skating, sleigh-rides, local events and other activities or concierge services as requested.

    Interfaces with vendors and suppliers to ensure adequate delivery of supplies and services.

    Greets guests and owners.

    Monitor continuously the over-all cleanliness of all properties maintained by Resort Group located in multiple properties throughout the City of Steamboat Springs.


     Ensure that rental units are inspected to verify that cleaning standards are maintained and for preventative maintenance or needed repairs.  

     

    Responsible for ensuring quality and maintaining consistent levels of guest satisfaction in the cleanliness and presentation of managed property common areas at all times.

     

    Manage vendor contracts to provide cost effective supplies and services for all housekeeping departments.

     

    Establish and maintain cost control system for linen, cleaning and guest supply inventories; oversee the budgeting, ordering and receiving of such supplies to maintain appropriate inventory levels necessary for efficient operation.


     Develop and implement systems for inspecting, managing and improving the quality of housekeeping and laundry services provided and ensure timeliness and efficiency of services; oversee inspections of housekeeping/ laundry activities to ensure procedures are followed according to high quality standards. 

     

    Establish a level of competency and credibility within the housekeeping staff.  Provide training to the housekeeping managers and ensure that it is consistently delivered to the line staff.  Provide management training to housekeeping managers with the primary objective being to improve service quality and staff retention and morale.


    Responsible for the oversight of proper staff scheduling according to productivity standards and forecasted occupancy.
     

    Compile and report information on housekeeping activities and expenses; provide information to guest services on the status of rental units to ensure accurate and timely reporting on room availability. 


     Recruit, hire, train, and provide career development for housekeeping manager staff; conduct performance evaluations and provide feedback for employees.   Prepare, authorize, and verify all departmental payroll information.


     Identify, set and track goals for department areas. 

     

    In cooperation with housekeeping managers, complete weekly schedules according with occupancy demands. Plan work schedules to ensure adequate service.
     

    Investigate new and improved cleaning instruments and methods. 

     

    Oversee special cleaning programs such as furniture cleaning, shampooing of carpets, and drapery cleaning as required.
     

    Act as a consultant to General Managers regarding all aspects of their individual housekeeping teams.  Oversee and provide their property housekeeping managers with training and any necessary resources (personnel or otherwise).

     

    Create and maintain a master weekly schedule to include all housekeeping departments balancing performance with cost control efficiency.

     

    Monitor the monthly housekeeping related line items of each association and justify the labor expenses charged to associations and any special projects administered and implemented by Mountain Resorts on behalf of the associations.   

     

    In cooperation with maintenance managers ensure all questions related to the cleanliness of every unit and property managed by Mountain Resorts are responded to in a timely manner.  Correspond with rental owners and board members about the on-going status of housekeeping projects, and ensure that housekeeping services are completed in a timely fashion within the financial parameters set by the board members.

     

    Perform periodic, walk through visual inspections (a minimum of one property walk per month per property) of all managed properties to determine condition, establish housekeeping priorities and highlight areas for improvement where needed.

     

    In conjunction with the Chief Operating Officer, develop and implement the annual Mountain Resorts housekeeping operating budgets and capital expenditures. Responsible for assigned departments and control of costs within the approved budget. 

     

    Serve as an active member of the operations team and attends weekly meetings of same.  Promote effective business relationships to further company operational objectives.

     Maintain open communications with all departments so as to ensure timely response to housekeeping-related operational needs and keep all departments apprised of any housekeeping-related operational items which might affect the services provided by Resort Group.

    Workweek:

    The requirement and expectation is this position will complete all required work in a professional and expeditious manner and be available as is necessary to complete all assigned work.  Average of 40-45 hours/week, the majority of which are scheduled during “normal” business hours Monday - Friday.  Occasional weekend and evening work will be required as guest and owner occupancy warrants.   As a representative of the department, this position may be requested to attend and participate in board of director and homeowner association meetings.
