Building Maintenance Manager

Year Round Opportunity
To supervise daily building or mechanical systems maintenance/repair work and special remodeling/construction projects, and to perform the duties of a maintenance technician or mechanical systems technician. 
Essential Duties and Responsibilities
• Plan and supervise daily building or mechanical systems maintenance operations, including emergency situations.  

• Ensure the grounds of all properties are well-maintained with snow removal.  

• Supervise approximately one to three maintenance or mechanical staff and third-party contractors: plan and issue daily work assignments; monitor work in progress and check completed work; assist with difficult or unusual tasks, and resolve problems. Plan staffing needs and work schedules. 

• Supervise/assist with the maintenance and repair of tools and equipment used to perform maintenance, mechanical and construction work. 

• Order and maintain a regular inventory of maintenance supplies and equipment.

• Keep a work-log to document all maintenance work performed along with records of all requests, communication and the resolution of said requests.  

• Monitor maintenance expenditures and ensure that budget guidelines are met. 

• Assess each maintenance issue to determine if it can be resolved in-house or if a third-party contractor is needed.  Approach each request with the goal of reducing long-term costs to the organization.  

• Coordinate and collaborate with staff to regularly inspect buildings and facilities along with individual residential units to identify needed maintenance, repair work and safety needs.  

• Ensure that all applicable work safety and security procedures are followed. 

• Maintain an updated list of all vendors, suppliers and contractors.  Develop a good professional relationship with all vendors, suppliers and contractors. 

• Maintain a positive and cooperative relationship with staff, building occupants, tenants and the public.    

• Perform related duties as assigned. 

• General supervision is received from the Deputy General Manager/Director of Mountain Operations.

• Functional and partial administrative supervision of approximately five to ten employees plus contractors.
Qualifications
• Broad base of knowledge and skills related to the building trades, including rough and finish carpentry, masonry, basic plumbing/wiring, heavy equipment operation, and the like. Project management and estimating experience. 

• Good understanding of institutional building maintenance operations.

• Good basic reading, writing, math, administrative, and supervisory skills, with some previous supervisory experience.

• Ability to use available technology such as smart phones, tablets, etc.

• Proficiency in the use of Microsoft Office software.

• Must have valid driver’s license and pas background check.    

• Ability to work cooperatively with a wide variety of personnel as well as outside vendors and contractors. 

• Must be able to work a flexible schedule, including evenings and weekend as needed.  Must be able to be on call and respond to maintenance emergencies.

Lift Operator

Assist and interact with guests in getting on and off chairlifts. Be responsible for operating and monitoring the chairlift. Perform chairlift operational checks alongside lift maintenance to ensure the safe operation of the lift, including the daily operational logs, reports, and checklists. Part of the daily duties may include assisting with the ticket-checking side of our department to ensure all guests and mountain staff have a proper ticket or pass before loading the lift. Be able to communicate effectively and professionally to guests using a faulty pass and be able to resolve any issues. Greet our guests and answer any questions while maintaining the lift line.
Requires ability to perform physical labor, such as shoveling, chipping ice, etc. Must follow instructions, give directions, and communicate effectively with coworkers, supervisors, and, most importantly, our guests. Must communicate effectively under pressure and/or during emergencies. Must be reliable and prepared to work outdoors for long periods in all types of weather. Must be at least 18 years of age. Must be available to work weekends and holidays.

• Operate equipment safely and knowledgeably. 

• Conduct all morning operational safety checks alongside the Lift Maintenance Department.

• Maintain loading and unloading areas by shoveling, raking, and/or chipping ice and snow to ensure a safe area for the guests.

Duties and Responsibilities
• Examines vehicle and discusses with the supervisor the nature and extent of damage or malfunction. Plans work procedure.
• Raises the vehicle with a hydraulic jack or hoist to gain access to mechanical units bolted to its underside.
• Repairs or replaces pistons, rods, gears, valves, and bearings.
• Overhauls or replaces carburetors, blowers, generators, distributors, starters, and pumps.
• Rebuilds parts such as crankshafts and cylinder blocks. Rewires ignition system, lights, and instrument panel.
• Relines and adjusts brakes, aligns front end, repairs or replaces shock absorbers, and solders leaks in radiator.
• Mends damaged body and fenders by hammering out or filling in dents and welding broken parts.
• Install new ignition systems, align front wheels, change or recharge batteries, and replace transmissions and other parts.
• Overhauls electric, gas, or diesel engines.
• Lubricates moving parts and drives repaired vehicle to verify conformance to specifications.
• Fabricates particular lifting or towing attachments, hydraulic systems, shields, or other devices according to blueprints or schematic drawings.

Essential Duties and Responsibilities
Mountain Safety
• Educate guests on safety while promoting the New Mexico Ski Safety Act.
• Erect and maintain mountain signage, closed areas, ropes, and markings.  
• Correct any obstacles or safety issues that are ongoing throughout the day. 
• Monitor trails for fast or reckless skiers and, if necessary, warn them of the risks of injury to themselves and others.
• Close or maintain mountain sections due to weather, slope conditions, or special events. 
• Stop violators from skiing closed areas.  
• Assist or guide anyone who is having trouble.
• Perform sweeps of all main trails throughout the day and closing.
• Attend classroom sessions and field exercises in avalanche training and rescue procedures.
• Perform any avalanche rescue or avalanche reduction.  
• Administer care and transport injured parties to the Ultimed Clinic.
• Participate in any rescues or searches within our ski area boundary and help locate or repair lost or stolen equipment.
• Attend classroom sessions and field exercises on the evacuation procedures for all lifts.
• Evacuate any lift if necessary. 
Incident Reporting 
• All incidents will be reported on the appropriate forms.  They must be legible and completed promptly. 
• Any incident involving an employee at work must be reported immediately to the department supervisor, and forms must be submitted to Lisa Smith for Worker’s Compensation.
• All red-flag incidents must be reported to the Ski Patrol Director immediately.
Mountain Maintenance
• It is the responsibility of the ski patrol to assist in all areas of mountain maintenance.  Ski packing, side slipping, grooming scars, snowmaking issues, and any clean-up.  Also, any issues deemed necessary by ski area management.
Equipment Maintenance
• Ski patrol is responsible for maintaining all equipment in good condition. All patrol equipment will be checked and maintained daily.
Other Duties and Responsibilities
• All ski patrolers will adhere to and obey any direct orders or requests from the ski area management team.  
• All ski patrolers must comply with all articles about Section 9C of Guest Interactions. 
Qualification

• The job requires high physical conditioning, endurance, and strength.

As a Snowboard Coach, you will join an enthusiastic community of professionals dedicated to inspiring the next generation of snowboarders.
Essential Duties and Responsibilities
• Instructs group and private lessons, both adult and youth, as assigned.
• Serves as a public relations representative for the Red River Ski & Summer Area, both on and off the job.
• Using our teaching handbook as a guide, provide a safe and fun learning environment through exceptional class handling and creativity.
• Upholding the highest levels of guest safety on varied terrain in high altitudes, with varying winter weather conditions.
• Clearly and accurately instruct students on assigned snowboarding levels, both physically and verbally.
• Willingly perform any task outside the assigned job parameters, which may be required to help the Ski School Departments or Red River Ski & Summer Area meet required goals or standards.

Mountain Operations
Terrain Park Staff
Red River
Terrain Park Staff is responsible for building and maintaining our two terrain parks. Represent Red River Ski & Summer Area with exceptional customer service by advocating for the responsible and safe use of freestyle features by our guests.
Essential Duties and Responsibilities
• Open and close terrain parks daily, including setting fences and visible signage.
• Advocate for our guests' responsible and safe use of freestyle features through the Smart Style and Park Smart programs.
• Maintain freestyle features in all conditions throughout the day.
• Monitor the park for safety hazards and close freestyle features when necessary.
• Ability to negotiate features to ensure proper trajectory and safety of freestyle features.
• Help setting up and running events. Maintain features during competitions.
• Keep detailed logs of all maintenance done to freestyle features every day.
• Other duties and responsibilities as assigned by management to help other departments within Red River Ski Area. 
Qualifications
• Proficient skiing or snowboarding skills on freestyle features.
• Ability to ski or snowboard with rake, shovels, or pales.
• Must be dependable and punctual with daily scheduling. 
• Demonstrate good guest and employee relations. 
• Ability to apply common sense and critical thinking to any situation and to carry out instructions put forth by management. 
Work Environment
• Working outdoors in varied weather conditions (rain, snow, sleet, heavy winds, sunshine, etc.).
• Heavy lifting required. 
• Must be available to work nights, weekends, and holidays.
Education and/or Experience
• Must be at least 18 years of age.
• Experience building and maintaining freestyle features is a plus.
