The Timberline is a boutique motel on Harrison Ave in downtown Leadville — 15 rooms and a three-bedroom loft, completely renovated since we purchased it in 2021. We're hiring a full-time Property Manager to run our team and keep the property at its best, with an on-site apartment available and real leadership responsibility from day one.

 What the job is: This is a working manager role, not an office job. You'll clean rooms alongside the team most days, and in the slow season you'll fill coverage gaps yourself — it's how we keep our core team's hours steady without leaning on outside help. It's your responsibility to make sure all rooms are cleaned, all laundry is done, and the property is guest-ready — every single day.

What you'll do: Lead a cleaning team of 4–8 people depending on season. Hire, interview, and train team members. Set the weekly schedule, confirm hours and timesheets, and direct the team each day. Manage inventory and supplies. Maintain outdoor areas including plant care, walkways, fire pits, and snow removal. Handle small maintenance issues — we have a dedicated maintenance person for the bigger ones. You'll need to lift up to 50 lbs and work efficiently within quick turnaround times.

Schedule: Thursday–Monday, roughly 8:30 AM–4:00 PM, lighter in the off-season, with flexibility for early snow removal in winter or heavy laundry days. Year-round position, available ASAP.

Pay and benefits: $32,000–$35,000/year depending on experience, paid bi-weekly. On-site housing available — rent-free 1-bedroom apartment with all utilities and high-speed WiFi included (a partner may live on-site; housing is not available for children; pets considered case-by-case). Monthly bonus based on hotel performance. We pay your monthly membership at a local direct primary care clinic in town. 15 paid vacation days per year plus paid sick leave per Colorado law. $60/month phone stipend. Extra shifts beyond your regular schedule are compensated additionally. Season tickets to the Tabor Opera House and free membership to the Get Outdoors Leadville Gear Library.

Who we're looking for: Someone dependable, proactive, and highly organized who leads by example and stays calm in the face of daily surprises. Experience in housekeeping, hospitality, or property operations plus some experience leading people is the ideal mix. The Timberline is a hotel and Airbnb located in the historic downtown of Leadville, CO. The property is owned by a husband and wife team who bought the motel in 2021 and have fully renovated it. They have an excellent property manager who handles day-to-day operations, and they provide free on-site housing for their employees.
