The Maintenance Director will lead a team to provide ongoing maintenance and evaluation of all buildings, property, system, and equipment of the Theodore Roosevelt Medora Foundation. Key responsibilities include project planning and management, securing competitive job estimates, supervising and coaching employees, and organizing and prioritizing workflow.

Supervisory Responsibilities

  • Directs maintenance operations by identifying requirements, forecasting and scheduling resources, identifying priorities of the department and providing oversight and accountability for minor construction projects, capital improvement projects, and daily repair tasks. Assure timely completion of all tasks by providing direction to maintenance team and vendors.
  • Hires, supervises, and trains employees who maintain buildings and grounds and operate sanitation service.
  • Conducts performance evaluations that are timely and constructive.
  • Handles discipline and termination of employees as needed and in accordance with company policy.


  • Provide for the continuous and reliable operation of the TRMF’s facilities and equipment.
  • Collaborates regularly with leadership to identify maintenance, grounds and construction project needs.
  • Ensure that all requests for facility and maintenance services are addressed in a timely and efficient manner.
  • Communicate with department managers to determine if their facility and maintenance related needs are being met and the quality of department services are to their satisfaction.
  • Ensure department compliance with federal, state, and local statutes and regulations.
  • Coordinate the establishment of department goals and objectives and set overall priorities. Plan for short and long term needs of the department.
  • Design, implement and modify preventive and routine facility and maintenance programs, schedules and standards; ensure compliance with these programs, schedules and standards.
  • Responsible for the development of a scope of work, budget, timelines and any other materials needed for the execution and monitoring of construction projects and the collection of competitive bids for projects to be completed by contractors when necessary.
  • Inspects and approves work performed by contractors.
  • Submit request for local approval as needed and collaborate with community partners to achieve company objectives.
  • Develop and administer the annual department budget, preparing recommendations for capital and renovation expenditures, reviewing and approving expenditures with the accounting department, monitoring variances and monthly financial reports to ensure that resources are being utilized efficiently and effectively.
  • Collaborates with the volunteer department to schedule volunteers to supplement employees in an effort to complete additional projects as needed throughout the year.
  • Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in professional societies.
  • Maintain and promotes a program of safety, accident prevention, and health maintenance for all department employees, volunteers and guests to the department, including safe and proper use of equipment, vehicles and materials, identification and prevention of hazards, air quality controls, and prevention of accidents and injuries.

Required Skills/Abilities

  • Proficient with Microsoft Office Suite or related software as needed to maintain reports, records, and budgets.
  • A working understanding of CMMS (computerized maintenance management system), electrical systems, HVAC systems, and various mechanical and architectural systems.
  • Knowledge of purchasing, general maintenance tools, supplies and equipment, safety equipment, and the ability to train others in their appropriate use.
  • Must be able to read blueprints in order to monitor the upkeep of electrical, HVAC, and other systems.
  • Should possess knowledge of safety data sheets.
  • Understand the occupational safety and health administration (OSHA) guidelines and other regulations.
  • Valid Driver’s License required, CDL preferred.
  • Pool Certification preferred.

Required Education and Experience

  • A high school diploma, or a bachelor’s Degree in management sciences, engineering, business management, or any related field
  • Certification in maintenance management is preferred.
  • At least five to seven years of experience as maintenance director or relevant experience in building maintenance or construction.

Work Environment

This position operates in a number of TRMF business to include shop, offices, employee housing, retail establishments, entertainment venues, hotels/motels and campground locations.

  • Prolonged periods of standing and walking.
  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to 25 pounds at a time.
  • Must be able to access and inspect areas of buildings and grounds.
  • Must be able work in a variety of weather conditions.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m., this position regularly requires long hours and weekend work.
